Athens Office & Medical Office Market Report | Q3 2026

Vacancy Holding Steady
The Athens office market posted a vacancy rate of 6.6% as of the third quarter of 2026, down slightly (-0.3%) from a year ago. That’s above the market’s five-year average of 5.7%, but CoStar forecasts vacancy will tighten to 6.2% by year end as absorption continues to outpace new deliveries. Over the past 12 months, the market absorbed 96,400 SF against just 87,000 SF of new space delivered.
Almost Nothing Is Being Built
CoStar shows zero square feet of office space currently under construction in Athens — but that’s not the full picture. Thanks to our on-the-ground presence in these deals, we know of two 1,764 SF office buildings actively underway right now, one of which we listed just this month.
That gap is the point: market data catches up eventually, but it’s rarely current in real time. Compared to a 10-year average of 50,000 SF in the pipeline, construction is still historically minimal either way — and that mirrors what we’ve seen in retail: limited new supply, combined with steady demand, keeps pressure on vacancy and supports rents over time.
Rents Are Growing
Market asking rents in Athens average $25.00/SF, up 1.9% year over year — slightly ahead of the 1.7% national pace. Class A (4 & 5 Star) space commands the highest premium at $28.15/SF, while 3 Star buildings average $26.35/SF. Athens has averaged 4.1% annual rent growth over the past five years, so today’s pace reflects a market that’s cooled from its recent peak but is still moving in the right direction for owners.
Medical Office: A Bright Spot
Medical office continues to stand out within the broader office market. Several of the top-absorbing buildings over the past 12 months — including properties at Athens Medical Specialty Park and 1440 N Chase St — are medical-use assets. Athens Medical Specialty Park itself changed hands in April 2026 for $2.6 million ($148/SF), fully leased at the time of sale.
Healthcare-focused ownership groups — names like Ventas, American Healthcare REIT, Anchor Health Properties, Montecito Medical Real Estate, and Flagship Healthcare Properties — collectively hold a meaningful share of Athens office square footage. With UGA’s new School of Medicine having just welcomed its inaugural class — and its new medical education building set to open this December — plus Piedmont Athens Regional and St. Mary’s Health Care remaining among the region’s largest employers, medical office demand looks well-supported heading into 2027.

Sales Activity
Over the past 12 months, 53 office properties traded in Athens, totaling $27.2 million in sales volume — right in line with the market’s five-year annual average of $51.7 million (on a per-property basis, this reflects a smaller average deal size, mostly owner-user and private buyers). The market cap rate sits at 9.9%, above the national average of 8.8%, and average price per square foot came in at $134 for actual transactions.
Private buyers accounted for 74% of sales volume over the past year, with institutional buyers at 21%. National buyers made up 68% of buyer origin, compared to 32% local — a reminder that Athens office product is drawing interest from outside the immediate market.
