US Multifamily Market Update 2026: Rents Flat, Supply Slowing

Updated October 2026.

After the 2021-2022 rent boom and a historic wave of new apartments, the U.S. multifamily market is in a slow reset. Rents are barely growing, occupancy has eased, and the supply pipeline is finally shrinking. But performance varies a lot by region. Here is where national multifamily trends stand in fall 2026, and what they mean for Athens and Northeast Georgia.

Rents Are Barely Growing, but Momentum Is Improving

According to Yardi Matrix, U.S. advertised asking rents rose to $1,773 in August, a 0.4% increase from a year earlier and the strongest annual growth in nearly a year. That is still below the pre-pandemic norm, and pricing power remains limited: nearly half of the 30 largest markets tracked by Yardi Matrix posted flat or negative rent growth. National occupancy has also slipped more than two percentage points from its 2022 peak, to around 94%.

Regional Performance Is Split

The national average hides a wide gap between markets. Gateway and Midwestern metros are leading, including San Francisco (+6.1% year over year), New York (+5.3%), Kansas City (+3.0%), Chicago (+2.6%), and the Twin Cities (+2.4%). Meanwhile, markets that took on heavy new construction are still working through it. Rent growth in Miami was up 5.4% while San Antonio was down 5.5%, a gap of more than 10 percentage points.

The reason is supply. According to a May 2026 Marcus & Millichap research brief, developers have added about 2.1 million apartments since early 2021, expanding the national stock by 11.2%. Roughly half of those completions were in Sun Belt metros, where inventory grew about 17.9% versus 7.8% elsewhere. In the first quarter of 2026, Sun Belt vacancy was 6.3% compared with 4.1% in non-Sun Belt markets.

The Supply Pipeline Is Shrinking

The good news for owners is that the wave is receding. Multifamily starts peaked in 2022 and were roughly 75% below that high in early 2026, according to Marcus & Millichap, and units under construction have fallen to 2016 levels. Yardi Matrix’s 2026 forecast calls for about 478,000 completions, nearly 25% fewer than in 2025. Rent recovery usually follows absorption, so Yardi Matrix expects only a modest rebound in 2027.

What This Means for Athens and Northeast Georgia

Athens is a much smaller market than the metros in national reports, so the best read comes from local data. According to CoStar, Athens multifamily vacancy is 7.7%, average asking rent is $1,417 per month (up 0.4% year over year), and 566 units are under construction. Source: CoStar Group, October 2026. Like many Southern markets, Athens is absorbing new supply while rents stay flat.

The differences from the national picture are worth noting. Athens has the University of Georgia and its student population behind demand, and performance varies by property tier. What Owners and Investors Should Watch

  • Lease-up of new supply: New buildings competing for renters can pressure rents and concessions nearby, especially in the first year.
  • Demand drivers: Job growth and migration are the main support for absorption, and both have cooled.
  • Concessions: Free-rent offers can hide the real rent trend, so look at effective rents and not just asking rents.
  • Transaction volume: According to Yardi Matrix, about $26.6 billion of multifamily deals closed nationally through May 2026, roughly 10.7% below the same period last year.
  • Property tier: Newer and older buildings are performing differently, so an average rarely describes a single asset.
