Athens Multifamily Market Report | Fall 2026

Athens multifamily is in an in-between moment. Vacancy sits below its long-term average, but rents are barely moving and more than 500 new units are about to open. Here is what the latest CoStar data says about leasing, investment sales and new construction, and what it means for Athens apartment owners heading into 2027.

Athens Multifamily at a Glance

Athens multifamily is anchored by University of Georgia enrollment of more than 43,000 students, a deep healthcare sector and a growing manufacturing base. Metro employment is near 109,000 jobs with unemployment at 3.1%. Key numbers for Fall 2026:

  • Vacancy rate: 7.7% (five-year average: 8.7%)

“Vacancy is better than its long-term average, but rent growth is flat and more than 500 new units are about to compete for renters. Pricing is holding near $172,000 a unit even with fewer sales than normal, so it pays to know where your property stands before the next wave of supply arrives.”

Leasing: Vacancy Is Healthy, but Rent Growth Has Stalled

Athens multifamily vacancy is 7.7%, below the five-year average of 8.7%. Asking rents average $1,417 per month, up only 0.4% over the past year, and population growth has stalled over the past 12 months.

Performance varies by property tier. Older 1 & 2 Star properties are the tightest at 5.4% vacant, while 3 Star (8.4%) and 4 & 5 Star (7.9%) properties are carrying the most empty units.

Property Tier Units Vacancy Rate Avg. Asking Rent
1 & 2 Star 2,755 5.4% $1,106
3 Star 7,531 8.4% $1,370
4 & 5 Star 3,152 7.9% $1,766
Market 13,438 7.7% $1,417

Concessions are heaviest on the Westside (6.1%) and in North Athens (6.0%), a sign that renters have more choice in those submarkets.

Investment Sales: Fewer Deals, Steady Pricing

Five multifamily sales were recorded in CoStar over the past 12 months, totaling $58.7 million. That is well under the five-year annual average of $107 million. Because CoStar can undercount small Athens transactions such as duplexes and quadplexes, treat these figures as a floor for activity rather than a complete count.

Even with less volume, pricing has held. Market pricing averages about $172,500 per unit, up 1.5% year over year, at a 5.7% cap rate versus 6.2% nationally. CoStar estimates roughly:

  • $230,000 per unit for 4 & 5 Star properties
  • $160,000 per unit for 3 Star properties
  • $120,000 per unit for 1 & 2 Star properties

Private buyers accounted for 81% of sales volume.

Development: 566 New Units Are Coming

There are 566 units under construction in Athens, equal to 4.2% of existing inventory, and all of it is on the Westside and Downtown. The Views at Athens (387 units, Westside) is scheduled to complete in December 2026, and Magnolia (179 units, Downtown) follows in early 2027.

The new supply arrives after a slow stretch. Only 131 units were delivered in the past 12 months, against a 198-unit annual average. CoStar’s forecast shows vacancy rising before it settles as the new units lease up, so how quickly that supply is absorbed will shape the next twelve months.

What This Means for Athens Multifamily Owners

Not every multifamily property trades like the average. The five sales CoStar recorded priced between roughly $116,000 and $188,000 per unit, and the highest price per unit was a 16-unit, 1996 property, not the newest or largest. Size, vintage and condition matter as much as the market figure, so an average price per unit is a starting point, not a value.

If you own apartments in Athens, the next few months are a good time to understand where your property stands before the new Westside and Downtown supply competes for renters.
