Athens Retail Market Mid-Year Report 2026

Vacancy Is Tight — and Getting Tighter
The Athens retail market ended Q2 2026 with a vacancy rate of 3.2%. That’s already below the five-year average of 3.3% and well below the ten-year average of 4.1%. CoStar forecasts vacancy will tighten further to 2.8% by year end.
To put that in context — at the peak of the pandemic in 2020, vacancy in Athens retail hit 6.7%. The market has tightened considerably since then and has stayed tight.
Rents Are Growing
Market asking rents are sitting at $22.00/SF, up 1.6% year over year. That’s steady, not dramatic — but consistent. Athens has averaged 4.3% annual rent growth over the past five years, so the current pace reflects a normalizing market after several years of strong gains rather than any sign of softness.
Almost Nothing Is Being Built
This is the number that stands out most. There are currently only 19,000 SF of retail space under construction in Athens — compared to a ten-year average of 85,000 SF. Three small properties, all projected to deliver in July 2026, make up the entirety of the construction pipeline.
When supply stays this constrained and demand remains steady, it keeps pressure on vacancy and supports rent growth. For property owners, that’s a favorable environment.
Sales Activity
Over the past twelve months, 65 retail properties traded in Athens totaling $61.3 million in sales volume. The market cap rate sits at 7.4%, roughly in line with the national average of 7.3%. Average sale price per SF came in at $297 for actual transactions, with market pricing estimated at $199/SF across all retail property types.
Notable recent transactions include a 39,000 SF lease by Bob’s Discount Furniture at Epps Bridge Centre — the largest retail lease in the Athens market over the past year — and continued activity along the Atlanta Highway corridor, where several properties traded in the $500–$700+/SF range.
